A different kind of development
Clear Lake Investment LLC, operates differently than many of the developers in the area who follow a 'boom and bust' business philosophy. The owners Steve Baskins and Kevin Stehlin are seasoned, successful businessmen who took advantage of the opportunity to purchase 30+ acres and a partially-completed condominium project adjacent to Eagles Nest Resort from a failed developer. After using personal funds for the purchase they created The Landing at Eagles Nest as the controlling Property Owners Association for the development. Using a cautious business philosophy, they partnered with Central Bank of Branson ( formerly Ozark Mountain Bank ) in late 2012 for a construction loan to finish the first building with 6 units. By the end of 2013 that building was mostly sold so construction began on the second building in 2014 which was finished in 2015. In March 2015 ground was broken for the new clubhouse which was completed was officially opened for use on October 1, 2015. As of May 2016 there were only 2 units left to be sold in the original tract so ground was broken on a new tract called Eagles Ridge which is a 4 story unit with elevator and features 2, 3 and 4 bedroom units. These units were ready for sale in May of 2017.
Clear Lake Investment, LLC will continue with this fresh, conservative, low risk approach to funding this development by borrowing the cash to build-out and sell one building at a time. Financing in this manner will ensure successful completion of the development without having concerns about the ebbs and flows of the economy and or home sales.
Central Bank of Branson has been a superb partner for Clear Lake Investment. Central Bank of Branson would also like the opportunity to be the lender to new owners and hold those mortgages in their portfolio. Central Bank of Branson was also the lender for the new clubhouse recently completed.
Clear Lake Investment has completed a 10,000+ sq ft clubhouse with indoor heated pool and splash pad. This premier Clubhouse features the only splash pads on Indian Point and the largest indoor salt water pool in the area. Other features of the clubhouse include an Owners Lounge, weight room, indoor hot tub and party/meeting room. Phase II was completed in September 2016 and features an outdoor salt water pool and outdoor splash pad. All of these features also include the best clubhouse view on Indian Point.
The contractor who has built all of the buildings is Branson Builders owned by Kent Brokaw. The construction quality is obvious to all who look at our condos. Part of the quality is the incorporation of sprinklers and fire alarms in all of our buildings.
